Agreed on both points.
3rd: check router(s) for firmware updates. If any exist, install them.
I used to have to regularly update my TP-Link powerline adaptors.
4th: I am very surprised you haven't tried just moving the laptop next
to the router.
Try it.
It may be that it's very old and its internal antenna wire has worn
out. If so, and if you are determined to keep it, a cheap USB wifi
stick might be a better answer.
I have a home WLAN which runs at an amazing 600Mbps or so. 2 rooms
away, I get 300Mbs. Decade-old kid can't connect at full speed because
wifi chips were much slower then.
(I tried setting up a signal booster, but it was actually _slower_. A
_lot_ slower. I described the process here:

This is nothing critical for me -- the work laptop is on a gigabit
cable -- but if there was, I'd stick a cheap USB wifi adaptor in the
back or side of anything important.
