Ubuntu releases are supported for 18 months, if you install Maverick
10.10 now you will still have one whole year of support.
Unity is not compulsory, you can use the Gnome Desktop with Natty
right now. Since Natty has not been released yet, it is not time to
use it in production machines. In a couple of months it will be
probably usable.
Most applications work in true 64 environment. Those which can't, can
be run in 32 compatibility mode mode.
You can use PAE but does it make sense? Why do you need it?
You can find Maverick at http://releases.ubuntu.com/10.10/
