Agreed, I couldn't understand what is the problem.
I noticed that the tutorial linked had nothing with the router option
in the DHCP config. If your problem is about not being able to
download anything from outside, that might be it.

I have a similar setup here and the DHCP server running alongside my
server is not causing any problems. In such situations it's a race
condition and it appears that my VM running Ubuntu server + DHCP
server is faster than my home router. They distribute IPs in different
ranges. Once I turn off my DHCP+TFTP server, everything goes normal
again.
I think I had posted the instructions to the list way way back about
two years ago. If needed I can repost or point you to my notes.
