We've recently started using CentricCRM where I'm working. It's
really, really an excellent and powerful piece of software. However,
its use is restricted by its license, which states the following:
You may use, copy, modify, and make derivative works from the code
for internal
use only.
You may not redistribute the code, and you may not sublicense copies or
derivatives of the code, either as software or as a service.

So, as far as Open Source or Free Software goes, it may not fit your
requirements, unless you plan to use it purely internally. The binary
is restricted to 5 users, and I think that you can only get past this
limit by recompiling the software yourself.
I believe that it requires Java/Tomcat as well. Not an installation
for the feint of heart. ;)
